Seven Stones Lombok : Bringing Structure to Lombok’s Next Growth Phase

•••••

Early Market. Structured Entry. Long-Term Vision.

For more than two decades, Seven Stones has operated in Bali across development, brokerage, legal advisory, and investor structuring. We have seen the island grow, formalize, regulate, correct itself, and mature.

Now we believe it is time to step into Lombok.

Not as speculators. Not as trend followers. But as a structure-first advisory and development partner.

Seven Stones Lombok is about entering early — with discipline.

Why Lombok — And Why Now?

Lombok today resembles Bali 15–20 years ago:

▪ Large land availability
▪ Expanding infrastructure corridors
▪ Tourism anchors already in place
▪ Growing investor curiosity
▪ Pricing still at rational entry levels

The difference?

Lombok has the advantage of learning from Bali’s mistakes. In Bali, we have witnessed:

▪ Zoning misalignment
▪ Licensing shortcuts
▪ Governance gaps
▪ Paper compliance without operational protection
▪ Rapid enforcement cycles once regulation tightens

Lombok does not need to repeat that story. And investors do not need to relearn those lessons.

Early Market. Structured Entry. Long-Term Vision

Entering Lombok today is not about short-term flipping. It is about:

1. Correct zoning alignment from day one

Understanding spatial planning, tourism corridors, and future infrastructure impact.

2. Clean structuring of PT PMA entities

Right KBLI selection, OSS alignment, capital structuring, shareholder clarity.

3. Due diligence before marketing begins

No “sell first, fix later” mindset.

4. Sustainable positioning from the outset

Building projects that integrate local engagement, environmental respect, and governance standards. Structure at entry determines survival later.

What Impact Will Seven Stones Have?

We are not entering Lombok to compete on noise. We are entering to raise standards.

1️⃣ Governance Before Groundbreaking

We will push the message clearly: No structure, no scale. Licensing readiness, zoning verification, and corporate compliance must come before land marketing.

2️⃣ Investor Education

Many investors entering Lombok are:

▪ Bali-based investors seeking diversification
▪ First-time foreign investors
▪ Developers exploring larger land opportunities

Our role is to ensure that optimism does not override compliance.

3️⃣ Long-Term Market Stability

Healthy markets are built on:

▪ Transparent structures
▪ Professional advisory
▪ Responsible development
▪ Alignment with local regulations

Shortcuts create headlines. Structure creates longevity.

Bali Lessons Applied to Lombok

Bali’s market formalisation has accelerated in recent years. Enforcement cycles, OSS integration, risk-based licensing — these have reshaped how business must operate.

Lombok is earlier in that curve. This gives developers and investors a rare opportunity:

▪ Enter correctly.
▪ Build clean.
▪ Avoid retroactive compliance headaches.

We bring with us:

▪ 20+ years of development and brokerage experience
▪ Legal and regulatory advisory capability
▪ Deep understanding of OSS, zoning alignment, and KBLI structuring
▪ A sustainability mindset embedded in every project

This is not expansion for the sake of expansion. It is strategic positioning.

Lombok Is Not “The Next Bali”

And that is precisely its strength. Lombok offers:

▪ More space
▪ Lower density
▪ Larger development vision
▪ Potential for master-planned communities
▪ A chance to integrate sustainability from inception

If approached responsibly, Lombok can mature without repeating volatility cycles.

Our Vision for Seven Stones Lombok

Seven Stones Lombok will focus on:

▪ Strategic land sourcing
▪ Structured investment entry
▪ Legal and licensing advisory
▪ Governance oversight
▪ Long-term sustainable development positioning

We are not here to accelerate speculation. We are here to accelerate professionalism.

A Quiet Strategic Move

Markets reward early entrants. But only if they enter correctly.

Seven Stones Lombok represents:

Bringing Structure to Lombok’s Next Growth Phase.

Early Market. Structured Entry. Long-Term Vision.

The window is open. The timing is right. But discipline matters more than speed.

Lombok’s next chapter is being written now. We intend to help write it responsibly.
